TERMS AND CONDITIONS OF SERVICE

Westbridge Property Services Ltd

Effective Date: July 15th, 2026

These Terms and Conditions govern the provision of cleaning and property-related services by Westbridge Property Services (“the Company”, “we”, “us”, “our”) to domestic and commercial clients (“the Client”, “you”, “your”).

By booking, engaging, or using our services, you agree to be bound by these Terms and Conditions.


1. Definitions

“Services” means any residential cleaning, commercial cleaning, deep cleaning, end of tenancy cleaning, sanitation services, window cleaning, facilities support services, and any related property services provided by Westbridge Property Services.

“Property” means the premises where services are to be carried out.

“Agreement” means the contract formed between the Client and Westbridge Property Services upon acceptance of a booking, quotation, service order, or contract.


2. Scope of Services

We shall provide the Services with reasonable skill, care, and diligence consistent with accepted industry standards.

The exact scope of work shall be determined by:

  • Service description;
  • Quotation;
  • Service agreement;
  • Booking confirmation;
  • Cleaning checklist; or
  • Commercial contract specification.

Any additional work requested outside the agreed scope may incur additional charges.


3. Quotations and Pricing

All quotations are valid for thirty (30) days unless otherwise stated.

Prices may vary based upon:

  • Property condition;
  • Property size;
  • Access restrictions;
  • Service frequency;
  • Additional requirements;
  • Labour requirements;
  • Health and safety considerations.

The Company reserves the right to revise quotations where information provided by the Client proves inaccurate or incomplete.


4. Bookings and Appointments

Bookings are subject to availability.

Appointment times are estimates only and may be affected by:

  • Traffic conditions;
  • Adverse weather;
  • Staff illness;
  • Operational circumstances beyond our control.

We will make reasonable efforts to notify Clients of any delays.


5. Access to Property

The Client is responsible for providing safe and timely access to the Property.

Where access cannot be gained at the scheduled time:

  • The appointment may be cancelled;
  • Full charges may apply;
  • Additional call-out fees may be charged.

The Company shall not be responsible for delays caused by inaccessible premises.


6. Keys, Alarms and Security Systems

Where keys, access codes, entry fobs, or alarm instructions are provided:

  • The Company will take reasonable care in handling such items;
  • The Client remains responsible for ensuring access information is accurate;
  • The Company shall not be liable for losses arising from faulty security systems or incorrect instructions.

Any costs associated with emergency locksmith services resulting from inaccurate information supplied by the Client shall be borne by the Client.


7. Client Responsibilities

The Client agrees to:

  • Provide a safe working environment;
  • Ensure utilities are operational;
  • Secure valuables and confidential documents;
  • Disclose any hazards or risks;
  • Inform us of vulnerable persons, pets, or special access requirements.

The Company reserves the right to refuse work where health and safety risks are identified.


8. Health and Safety

The Company operates in accordance with applicable UK health and safety legislation.

Our staff may refuse to undertake work where:

  • Dangerous substances are present;
  • Biohazards are identified;
  • Structural safety concerns exist;
  • Aggressive behaviour is encountered;
  • Unsafe working conditions arise.

The Company reserves the right to suspend or terminate services in such circumstances.


9. Cleaning Results

Cleaning outcomes may vary depending on:

  • Age of surfaces;
  • Existing damage;
  • Staining;
  • Wear and tear;
  • Maintenance history;
  • Material condition.

While every effort will be made to achieve the highest possible standard, the Company cannot guarantee the removal of all stains, marks, odours, mould, limescale, corrosion, paint, adhesives, or contamination.


10. Damage and Breakages

The Company shall exercise reasonable care whilst providing Services.

Any claim for accidental damage must:

  • Be reported within 24 hours of service completion;
  • Include supporting evidence;
  • Allow reasonable opportunity for investigation.

The Company shall not be liable for:

  • Existing damage;
  • Pre-existing defects;
  • Normal wear and tear;
  • Poorly fitted fixtures;
  • Fragile items not disclosed in advance;
  • Deteriorated surfaces.

Liability shall be limited to the repair, replacement, or reimbursement of the affected item at our discretion.


11. High-Risk and Fragile Items

The Client must notify us in advance regarding:

  • Antiques;
  • Artwork;
  • Valuable collections;
  • Delicate furnishings;
  • Specialist flooring;
  • Sensitive equipment.

The Company reserves the right to exclude certain items from cleaning activities.


12. Biohazards and Hazardous Materials

Unless expressly agreed in writing, the Company does not undertake:

  • Crime scene cleaning;
  • Medical waste removal;
  • Sharps handling;
  • Asbestos removal;
  • Chemical decontamination;
  • Hazardous waste disposal.

If such materials are discovered, work may be suspended immediately and additional specialist charges may apply.


13. Pets

Clients are responsible for ensuring pets do not interfere with service delivery.

The Company shall not be responsible for pets escaping due to inadequate containment arrangements.


14. Satisfaction Guarantee

If the Client believes agreed cleaning tasks have not been completed, they must notify the Company within 24 hours.

Where appropriate, the Company may:

  • Re-attend the Property;
  • Rectify issues;
  • Offer reasonable remedial action.

Refunds shall not automatically apply where remedial action has not been offered or accepted.


15. Cancellations and Rescheduling

Residential Services
  • More than 48 hours notice: No charge.
  • 24–48 hours notice: 50% of booking fee.
  • Less than 24 hours notice: Up to 100% of booking fee.
Commercial Services

Commercial cancellation terms shall be governed by the applicable service agreement or contract.


16. Payment Terms

  • Domestic services are generally payable in advance through our online booking system.
  • Commercial services shall be invoiced in accordance with agreed payment terms.

Unless otherwise agreed:

  • Invoices are due within 7 days.
  • Late payments may attract statutory interest and recovery costs pursuant to the Late Payment of Commercial Debts (Interest) Act 1998.

17. Non-Payment

The Company reserves the right to:

  • Suspend services;
  • Withhold future bookings;
  • Refer unpaid debts for collection;
  • Commence legal proceedings.

The Client shall remain responsible for all reasonable recovery costs.


18. Force Majeure

The Company shall not be liable for any delay or failure to perform services due to circumstances beyond reasonable control including:

  • Extreme weather;
  • Flooding;
  • Fire;
  • Pandemic restrictions;
  • Industrial action;
  • Utility failures;
  • Government intervention.

19. Commercial Cleaning Contracts

Commercial service agreements may contain:

  • Service level agreements (SLAs);
  • Site-specific requirements;
  • Key performance indicators (KPIs);
  • Contract durations;
  • Notice periods;
  • Pricing review mechanisms.

Where a separate commercial agreement exists, its provisions shall prevail.


20. Staff Non-Solicitation

The Client agrees not to directly or indirectly employ, engage, or solicit any employee, subcontractor, or representative of Westbridge Property Services during the term of service and for a period of twelve (12) months thereafter.

Where such engagement occurs, the Client agrees to pay a recruitment fee equivalent to six (6) months of the individual’s anticipated remuneration.


21. Data Protection

The Company processes personal data in accordance with:

  • UK GDPR;
  • Data Protection Act 2018;
  • Applicable privacy legislation.

22. Complaints Procedure

Complaints should be submitted promptly via:

The Company will investigate complaints fairly and respond within a reasonable timeframe.


23. Limitation of Liability

To the fullest extent permitted by law:

  • The Company’s aggregate liability shall not exceed the total fees paid for the relevant service.
  • The Company shall not be liable for indirect, consequential, incidental, or economic losses.
  • Nothing in these Terms excludes liability for death, personal injury, fraud, or any liability that cannot lawfully be excluded.

24. Termination

The Company may terminate services immediately where:

  • Payment obligations are breached;
  • Abuse or threatening behaviour occurs;
  • Unsafe conditions arise;
  • Material contractual breaches occur.

25. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of England and Wales.

Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
